In collaboration with Rebuilding Together, Morgan Hill offers a Low-Income Senior and/or Disabled Homeowner Rehabilitation Grant Program for Owner-Occupied Single Family and Mobile Home Housing. An applicant is eligible for a repair grant when the applicant is a senior (62 years of age or older) and/or disabled. Grant amount maximum will be $7,500, although special hardship cases may be approved, allowing for grants in a larger amount. Highlights of this program include the following:
Income Eligibility Grants - The gross annual income of the Senior and/or disabled applicant may not exceed 80% of Area Median Income (AMI). For 2020 (through April of 2021), that amount is $89,750 or less for a family of two.
Equipment or Materials in Need of Repair or Replacement Examples of eligible repairs listed in the Housing Rehabilitation Grant Program guidelines include, but are not limited to the following:
Floor Covering Repair or Replacement When it Poses a Health or Safety Hazard
Health, Safety and Structural Problems
Heating and Water Heating Systems
Plumbing Repair or Replacement
Repairs to Carports, Decks and Steps
Skirting Repair or Replacement
Weatherization and Energy Efficiency Upgrades
Window, Door and Siding Repair or Replacement
Other Improvements as Determined by the Housing Rehabilitation Program
Includes roofing, plumbing, electrical, heating, water and sewer lines, etc.
Also includes health and safety problems not covered by a homeowner's insurance and deemed emergencies due to climatic conditions or the existence of hazardous situations, such as loss of electricity, heating, or hot water, a recent disability, a serious water leak, or a broken sewer line.
Code Violations Repairs which correct violations or deficiencies under applicable Building and Housing Codes.
